A leaking dishwasher, a burst supply line, a roof leak in January. Hardwood shows water damage fast and keeps moving for weeks after it dries. We assess the extent of the damage honestly, write it up the way insurance carriers expect, and restore the floor instead of guessing.

Western Washington winters mean saturated ground, full gutters and long stretches where nothing dries. When water gets into a hardwood floor the boards cup within days and can buckle within a week. Some of that movement reverses as the wood dries; some of it does not. The only way to know is to meter the wood over time, and that is where we start.

We work with your adjuster and restoration company. Our scope documents affected square footage, moisture readings, subfloor condition and whether the floor can be sanded flat after drying or needs partial or full replacement. Adjusters see a lot of inflated flooring claims. A clear, metered scope gets approved faster.

On the repair side we replace damaged boards, lace them into the existing floor, and sand and refinish the affected area so the repair disappears. When the loss is large we replace the floor and match the rest of the house.

Insurance Work FAQ

My floor cupped after a leak. Will it flatten on its own?

Sometimes. If the leak is stopped and the floor and subfloor dry to normal moisture content, mild cupping often relaxes over several weeks. Sand it too early and it will crown later. We meter before recommending a sand.

Will insurance cover replacing the whole floor?

That depends on the policy and the extent of the damage. Carriers commonly cover the affected area plus what is needed for a reasonable match. A documented scope with moisture readings is your best case for the coverage you actually need.

Do you work with restoration companies?

Yes. We often come in after the mitigation contractor has dried the structure, and we coordinate with them on timing so the floor is ready for repair.

How soon should I call after water damage?

Right away. The mitigation work to dry the house needs to start within a day or two, and a flooring assessment early on gives the adjuster a baseline for the claim.
